Finding a Rental in Puerto Vallarta

 

There are many rentals in Puerto Vallarta and scads of sources to find one; agencies, bulletin boards (electronic and onsite) in supermarkets; cafés; Facebook sites or simply Google Rental Puerto Vallarta and an amazing amount of possibilities will pop up.

We always check reviews, regardless of what we’re shopping for, and if possible, in this case, personal references. Our Canadian friends are often upset to find prices listed in US dollars. That’s actually not legal in Puerto Vallarta. Prices for rentals in Puerto Vallarta should be listed in pesos. You will likely be asked for first and last month’s rent and expect to pay a deposit, as well.

If you find a rental that appeals to you, be persistent. Contact the agent and if they don’t get right back to you, keep at it. Our friends in this business are busy showing units, doing paperwork, procuring new spaces, and answering requests. If you do make an inquiry on something you’re honestly interest in, due diligence is in order; follow up. Many agents tell me they’ve units for clients who disappear. Communication goes both ways.

Those looking for rentals often complain about the price. Too much. Way overpriced. Gouging. Our response to this grievance is the old real estate motto: location, location, location. A rental unit on the beach, with a pool, elevator, and security is going to be dear. Another adage is whatever the market can bear; many owners who rent consider it a business arrangement. Their intent is to make money. That said… you don’t need to stay on the beach or in the Marina, with a pool, elevator, and security. There are countless condos and apartments within less than a thirty minute walk to the beach and persistence will find them.

Are you bringing a pooch? This should be the first question, since it can be an instant disqualifier. Ask if there’s outdoor space that’s secure for Fido, if needed.

Ask what amenities are onsite. Is there A/C? Not really needed in Puerto Vallarta in the winter months, but very desirable from June to October. Do you want a washer/dryer setup? Chances are there will be a laundry service (lavanderia)around any corner, so that’s not a huge necessity either. These things all boost the price.

Photos only tell you so much. Make sure you know exactly how many people a place sleeps, how many bedrooms, size beds, fold out futons in common areas. Number of bathrooms; take into consideration how many people will be fighting over the toilet at the same time. Is there a contract? You really are much better off with one, regardless of what someone may have told you.

It’s not true that the market is set to appeal to high-end seekers. Families are very welcome, as well as bargain hunters.
